Prince's Gate
Prince’s Gate is a key gateway into the town from the east, located within the Eastern Edge and Oldham Mumps character area of the Development Framework. The site is currently a Council-owned public car park but is now set to be transformed into a vibrant residential community delivering 331 new homes and commercial spaces at ground level.
At Prince’s Gate, we’re marking a new entry point to Oldham town centre—a place that feels like a natural welcome as you move from the hills of the Pennines into the heart of the town. Our goal is to honour Oldham’s history while crafting a future that’s sustainable, well-designed, well-connected and community focused.
Every detail has been thought through, from how the buildings will shield residents from the wind, to enhanced energy efficiency ensuring apartments stay warm in winter and cool in the summer. All while making sure residents have comfortable, private, modern homes, with great views over the town and beyond.

Location and Connectivity
The site is bound by Oldham Mumps Metrolink stop to the north, Oldham Way to the east and south, and Prince Street to the west. The existing vehicle entrance is off Prince Street, with pedestrian access from the north linking directly to the Metrolink stop.
Background
Prince’s Gate is identified in Oldham Council’s Draft Local Plan as a key site for redevelopment, capable of delivering 331 new homes. Originally earmarked for supermarket development, previous proposals stalled allowing the site to be incorporated into the Development Partnership between Muse and Oldham Council. Following further discussions in late 2024 and early 2025, the site is now moving forward as part of this strategic vision.

A full planning application is being brought forward for Prince’s Gate, providing detailed plans covering all aspects of the development, including design, parking, access, and layout. The proposal includes:

Ground-floor commercial uses to activate the streetscape

A high-quality public realm that integrates with the surrounding area utilising a series of green spaces which invite residents and the public alike to dwell, play and socialise within a natural green setting.

The development has been carefully designed to integrate seamlessly with its surroundings.
A Heritage Consultant has assessed the impact on the adjacent Grade II listed National Westminster Bank, ensuring that the new buildings frame the road and provide a coherent townscape, while the orientation of the blocks infills the existing vacant space and respects historic features.
